December 8, 2025HENDERSON PARK AND YARDNINE SECURE 70 FENCHURCH STREET, A PRIME EC3 CITY OF LONDON OFFICE REFURBISHMENT PROJECT

8th December 2025, London: Henderson Park, the international real estate investment manager, has agreed to purchase 70 Fenchurch Street, EC3, from Lloyd’s Register Group.

Built in 2000 and commissioned by Lloyd’s Register for its occupation, the Rogers Stirk Harbour + Partners (RSHP) designed building currently extends over 13 stories and two basement levels, totaling 215,000 sq ft with floors ranging from 5,000 to 22,000 sq ft.

Located in the heart of the City of London, 70 Fenchurch Street benefits from excellent connectivity being adjacent to Fenchurch Street Station and within a short walk from five Underground stations.

The project will be managed by YardNine, one of central London’s leading office developers. Henderson Park and YardNine will undertake a comprehensive repositioning of the asset to provide highly desirable Grade A office accommodation. This will include a reimagined arrival experience, new roof terraces, end-of-trip facilities and significant enhancements to the building’s ESG credentials. The project is targeted to complete and to be ready for occupation in 2028.

To preserve and celebrate the character of the original award winning building, RSHP will be appointed as architect alongside Arup, both of whom worked on the building’s original design for Lloyd’s Register.
