Real estate firms celebrate groundbreaking on 250+ unit rental community
CHARLESTON, S.C. (April 23, 2026) — Henderson Park, the international private equity real estate firm headquartered in London with US headquarters in Charleston, and Green Room Partners (GRP), a Charleston-based real estate development and investment firm, today announced the official groundbreaking of The Bower, a 266-unit single plat build-to-rent community in Jasper County, South Carolina.
During the ceremony, Henderson Park and Green Room Partners presented a $10,000 donation to Second Helpings, a nonprofit dedicated to eliminating hunger and food waste in the South Carolina Lowcountry. The donation will support the nonprofit’s mission to distribute surplus food to local nonprofits and those in need, with a broad impact across the region.
The site is strategically located off US‑278, a heavily trafficked corridor connecting the greater Bluffton area with Interstate 95. With strong frontage along this well-traveled corridor, the property enjoys consistent exposure to a high volume of daily traffic. Positioned on the western edge of Bluffton, Jasper County is increasingly attracting housing demand as development in Bluffton continues and growth naturally expands westward due to limited coastal availability.
Jasper County has emerged as one of South Carolina’s most rapidly growing communities, supported by sustained population increases and ongoing investment. The area’s appeal is driven by its strong quality of life, convenient access to regional employment centers and beaches, relative affordability compared to nearby coastal markets, expanding infrastructure, and continued commercial growth.
The Bower will offer lifestyle-focused amenities designed to create a sense of community and enhance everyday living. Amenities include a centrally located clubhouse with a library, co-working space, community kitchen, lounge, and fully equipped fitness center. Outdoor amenities will include a pool, outdoor kitchen and bar, cabana, grilling stations, pickleball courts, a putting green, fire pit, dog park, and an interconnected walking trail system throughout the community. The clubhouse and amenities are scheduled for completion in July 2027.
