Long-term lease underlines continued demand for high-quality, sustainable buildings in prime Berlin locations

Berlin, 21 May 2026 – Henderson Park, the international private equity real estate firm, and Stoke Park have let approximately 4,400 sq m of office space at their property in Schützenstraße in Berlin-Mitte to the Embassy of the Federative Republic of Brazil. The contract was arranged by BNP. The new 20-year lease commences in 2027, which will bring the building to full occupancy.
The property forms part of Quartier Schützenstraße, a complex designed by Aldo Rossi and located in one of Berlin’s most sought-after districts. Henderson Park undertook an active asset management programme consolidating units, improving the building’s overall quality and appearance, and leasing vacant space.
The letting marks another important milestone in the positioning of high-quality, sustainability-led real estate in central urban locations. Together with Stoke Park as operating partner, the building has been positioned to secure a long-term occupier structure. The transaction underlines that good buildings in primelocations can still be let successfully, with strong tenants and for the long-term, even in a challenging market environment.

The seven-storey building is LEED Platinum certified and offers high sustainability standards, a large degree of flexibility and strong building quality. By securing the Brazilian Embassy as a tenant, Henderson Park has gained a long-term institutional occupier for the office space. The full lease-up will further strengthen the property’s position within the wider complex.
The ground and basement retail space has been let to the fitness chain ride.bln. With its boutique fitness concept, the occupier will broaden the building’s use mix with an urban, service-oriented offer and contribute further to activating the location.
The letting also fits with the existing occupier profile at Quartier Schützenstraße. Further parts of the complex on Zimmerstraße are around 80% let to the state-owned Federal Agency for Real Estate (BImA), including space used by the Federal Ministries for the Environment, Food and Finance. This lease further confirms the complex’s appeal as a location for public-sector and institutional occupiers.
