About Henderson Park
Henderson Park is an international private equity real estate firm founded in 2016, focused on acquiring and repositioning assets across multifamily, hospitality, club, student housing, logistics, office, and retail properties. Headquartered in London, with its US headquarters in Charleston, South Carolina, the firm has invested over $16 billion across major cities in the United States, the UK, and continental Europe. Henderson Park targets high-quality, undermanaged, or underutilized assets in prime locations, where it can unlock value through active asset management, capital repositioning, or hands-on execution in complex situations.
Job Description
As an Investment Summer Associate, you’ll support Henderson Park’s Investment Team by underwriting potential acquisitions, conducting market research, and helping move investments from initial screening through closing. You’ll gain exposure to the full investment lifecycle which includes sourcing, underwriting, due diligence, execution, asset management, and closing activities while working alongside senior investment professionals.
Unlike larger programs where responsibilities can be segmented, Henderson Park Summer Associates are integrated directly into Investment Teams, paired with a mentor, and given direct visibility into the decision-making process behind complex real estate investments.
Exceptional performers will be considered for full-time opportunities following graduation.
What You’ll Do
- Financial Analysis and Modeling: Build and update detailed underwriting models to evaluate acquisitions, development, recapitalizations, and strategic portfolio initiatives.
- Market Research: Gather and analyze data from brokers, developers, and other third-party sources to assess demand drivers, rents, occupancy, absorption, vacancy, and liquidity.
- Due Diligence: Support diligence efforts, including reviewing leases, budgets, third-party reports, and title and survey materials.
- Transaction Support: Work alongside the Investment Team on live transactions, with exposure to financing, tax structuring, legal negotiation, and closing.
- Presentation Materials: Draft sections of investment memoranda and presentation materials for internal and external audiences.
- Asset Management: Support portfolio reporting, business plan execution tracking, and asset-level performance analysis across existing investments.
The Summer Associate Experience
Our summer program is deliberately small. With only a handful of Summer Associates across the firm, you will be given real responsibility on live transactions, and the support to manage it.
- Mentorship: You will be paired with a member of the Investment Team who will work with you day to day, give you regular feedback, and help you build the technical foundations of real estate investing.
- Training: Structured learning across the summer covering financial analysis, capital structure and asset management, delivered by tenured investment and asset management professionals.
- Exposure across the firm: Time with colleagues in Investment, Asset Management, Finance and Capital Partnerships, plus exposure to senior leadership.
- Your summer project: You will own a defined project across the internship and present your conclusions to the Investment Team at the end of the summer.
- Beyond the desk: Set time will be made for you to visit sites both in-development and under active asset management to see the firm’s investments in action. Team events will be arranged to ensure relationships are built beyond the office.
- Future opportunities: Exceptional performers will be considered for full-time opportunities following graduation.
