Charleston, South Carolina, (January 15, 2026) – Henderson Park, the international private equity real estate manager with US headquarters in Charleston, South Carolina and Student Quarters, an Atlanta-based investment manager and operator of purpose-built student housing properties, have acquired The Thompson, a 528-bed, 132-unit garden style student housing community located in San Marcos, Texas serving Texas State University.

Built in 2013, The Thompson spans 10 acres and features 132 units across 11 three-story buildings, offering four-bedroom, four-bathroom townhomes and flats. The property also includes two non-residential buildings, a clubhouse and an amenity center, designed to enhance the student living experience.

The community boasts a wide range of amenities tailored to meet the needs of students, including a beach-entry pool, outdoor pavilion for live music, fitness center, study center with private study rooms, as well as volleyball and basketball courts and 550 parking spaces.

Strategically located less than half a mile from Texas State University, The Thompson provides convenient access to campus in less than 10 minutes by bike, car or university shuttle, which stops directly outside the property. San Marcos, which sits along the I-35 corridor between Austin (30 miles north) and San Antonio (50 miles south), is a high-growth student housing market with strong fundamentals. According to Texas State University, there were nearly 42,000 students recorded at the San Marcos Texas State campus for Fall 2025. The university market has experienced 17% growth in enrollment since 2021.

Henderson Park and Student Quarters plan to invest in operational and experiential upgrades in both the units and amenities at The Thompson, further enhancing its appeal to students and strengthening its position in the market. The property will be managed by Student Quarters, a leading student housing owner and operator with over 12,000 beds under management.
