Hilton London Metropole is located in central London within a mile of Oxford Street and Hyde Park, with access to London Heathrow Airport within 30-minutes via the Heathrow Express from Paddington Station. The 1,100-key hotel is one of Europe’s leading conference and events hotels, with 35 superb meeting rooms, four bar and restaurant offerings, a gym and an executive lounge.
Hilton Birmingham Metropole is located in Birmingham, minutes from the National Exhibition Centre (NEC), M42 and two miles from Birmingham Airport. The 795-key hotel has three restaurants and a LivingWell Health Club with an indoor swimming pool and 24-hour fitness centre.
Henderson Park acquired the Hilton Metropoles in September 2017 and has since renovated rooms, lobby spaces, food and beverage offerings and conference spaces in both hotels.
Royal Mail is a development of purpose built PRS blocks located in Battersea, London, and is exceptionally well connected, with London Underground and National Rail services from nearby Vauxhall. The new Zone 1 development is a short walk from the two new stations on the Northern Line extension at Nine Elms and Battersea Power Station. Across six blocks, the development comprises 894 incredible apartments with private balconies, floor-to-ceiling windows and access to rooftop garden terraces with two swimming pools and stunning surrounding parkland.
The Royal Mail development has been branded Bloom Nine Elms, a new rental community at Nine Elms Parkside. Construction work began in July 2019 and are expected to be completed by summer 2024.
Conrad is a portfolio of 13 UK and Irish hotels in capital and regional gateway cities that appeal to both business and leisure travellers. The portfolio is built up of 2,665-keys, full-service, Hilton branded hotels. Seven of the hotels are located in capital cities and six are located in regional cities’ business and industrial districts. Since acquisition, Henderson Park has renovated 490 rooms and has secured planning consent for additional rooms at Coventry, Bristol and Edinburgh. Henderson Park has also purchased retail units at the Edinburgh Carlton site to create 85 additional rooms.
As part of the acquisition, Henderson Park obtained the hospitality operator and asset manager, Klarent Hospitality.
The Conrad portfolio was originally acquired in November 2021 as 12 hotels. In July 2023, Henderson Park purchased The Caledonian, an iconic 241-key, five-star hotel in an unrivalled location overlooking Edinburgh Castle. The Caledonian has been rebranded and added to the Conrad portfolio.
Silverburn is a flagship shopping centre located 15 minutes from Glasgow’s city centre, Scotland. The asset comprises 800,000 sq ft of quality retail and leisure space across 125 units and receives 15 million visitors annually. Key tenants include Marks & Spencer, Flannels and The White Company, as well as a strong selection of dining and leisure outlets. The 67-acre freehold site also includes 4,200 parking spaces. Henderson Park acquired Silverburn in March 2022 in partnership with an experienced operating partner.
Grande Arche is an iconic building in Paris’ skyline, located La Défense. Between November 2019 and November 2022, Henderson Park completed extensive 45k square metre renovation to transform the asset into a contemporary office building meeting international standard, including more than 3k square meters of service spaces, a business centre auditorium and other well-being services. Henderson Park also completed full co-ownership consolidation, bringing together 100% of the ownership for the first time in the asset’s history. Henderson Park acquired Grande Arche with a local operating partner.
GBI is a fully integrated asset backed German residential platform with expertise within all related sub-sectors. The portfolio comprises 2,123 units across 14 assets in Germany and Austria. GBI is represented by four brands: student, business, living and senior living. The platform includes a team of c. 70 employees with headquarters in Berlin and Bavaria. Henderson Park acquired GBI in 2022 and plans to expand the platform.
Revaler is a prime site with consent to develop a 25,000 sqm mixed-use office-led project. The site is located in the Mediaspree district in Berlin, Germany. The Mediaspree submarket is emerging as a new central business district in Berlin, with a short 15-minute commute into the centre of Berlin and direct access to the new airport. The area has become a hotspot for blue-chip occupiers including Amazon, Nike, and Coca-Cola. Henderson Park acquired Revaler in March 2022.
NIKO Seaside Resort
NIKO Seaside Resort is a five-star, adult-only resort located in the historic town of Agios Nikolaos on the island of Crete, Greece. Situated on the Mirabello Bay seafront, with panoramic views overlooking the sea, the hotel is made up of 137 luxury rooms and suites, with 4 restaurants and bars.
Henderson Park acquired the hotel in 2020 as part of portfolio of resort hotels on the island. Henderson Park fully refurbished and rebranded Niko Seaside Resort, reopening the hotel in April 2022.
Horizon Logistics Park is located in North Dublin, adjacent to Dublin Airport, with excellent access to the M1 and M50 motorways, which provide easy access to all major transportation routes.
The park consists of approximately 300 acres of industrial land, where Henderson Park has developed high quality distribution buildings and facilities. The buildings comprise single or double span steel frames, supporting composite insulated cladding panels.
Henderson Park acquired Horizon Logistics Park in November 2019. At the time of acquisition, the park consisted of 12 buildings in which Henderson Park has built and deliver eight buildings. The further six buildings are either under construction or in the planning process.
