Naples Grande

Naples Grande is a beach resort located in Naples, Florida, a 35-minute drive from Southwest Florida Airport.

The central Naples resort is set on 23 waterfront acres with an assortment of amenities including three pools, a full-service spa, an 18-hole golf course, 15 tournament grade tennis courts, as well as seven restaurants and bars. The high-quality accommodation comprises 395 standard guestrooms, 29 tower suites or 50 Garden Villa Suites.

Henderson Park acquired Naples Grande in March 2022 and is planning to renovate its guest rooms, pools, spa and food & beverage offerings.

La Quinta

La Quinta is an iconic destination resort located in Palm Springs, California. The casita-style hotel offers a luxury desert retreat with easy access to explore California. The truly iconic asset originally opened in 1926 and was a hangout for movie stars during Hollywood’s ‘golden era’. Referred to as the ‘Gem of the Desert’, the resort’s amenities include a spa, three fitness centres, 41 swimming pools, 21 tennis courts, indoor conference facilities, five food & beverage offerings and access to an award-winning golf course.

Henderson Park acquired La Quinta in December 2021. Upon acquisition, Henderson Park negotiated its conversion from Waldorf Astoria to Curio Collection and is in the process of renovating guest rooms, conference rooms and lobby areas.

Salamander DC

The Salamander D.C. Hotel is prominently located in Washington D.C, along the revitalized Southwest waterfront and part of the new and upcoming District Wharf neighbourhood. Appealing to both leisure and business guests looking to stay within walking distance of key historical sites, the elegant, 373-key hotel features beautifully designed rooms, spacious suites and amenities including a luxury spa, meeting and event space, as well as vibrant food & beverage offerings.

Henderson Park acquired Salamander D.C. in September 2022. The hotel will undergo an exciting enhancement program under Salamander’s management, including repositioning and reprogramming the hotel’s signature restaurant. Henderson Park also plans to renovate other key areas of the hotel including expanding the spa.

The Cliffs

The Cliffs is a collection of seven private luxury mountain and lake club communities encompassing more than 20,000 acres set in the Blue Ridge Mountains, with close proximity to Greenville, South Carolina and Asheville, North Carolina. Featuring exceptional amenities, club members and homeowners have access to seven golf courses, wellness centres and beach clubs offering boating and water sports, as well as an equestrian center within one single membership. The business plan is to grow community membership through additional land plot sales, homebuilding and amenities that enhance the offering.

Henderson Park acquired The Cliffs Communities in February 2019 with our partner.

Palmetto Bluff

Palmetto Bluff is located along the May River in South Carolina’s Lowcountry, set within a 20,000-acre community between Hilton Head Island and Savannah. Palmetto Bluff is the largest entitled waterfront property on the East Coast with a hotel and an amenitised residential community. The property comprises an array of southern-style residential neighbourhoods across two picturesque villages, the Jack Nicklaus Signature Golf Course and an extensive nature preserve surrounded by 32 miles of waterfront.

Henderson Park acquired Palmetto Bluff in June 2021 with our partner. We are implementing a comprehensive development plan for Palmetto Bluff including the construction of high-quality amenities, such as a second golf club. Other near-term real estate development will focus on the construction of Anson Village, which will open up access to a large waterfront space and the southern Intercoastal Waterway with a highly coveted marina.

North 8th (The Penny)

North 8th, New York, is a mixed-use concept combining a 321-key student accommodation asset and hotel. Henderson Park developed the property beginning in December 2019.

The Penny is located in Williamsburg, New York, one of Brooklyn’s trendiest neighbourhoods. Opened in 2022, the hotel features 118 stylish rooms and a vibrant rooftop bar and restaurant, ElNico, which has views of the Brooklyn and Manhattan skyline.

1250 MARYLAND

Henderson Park acquired 1250 Maryland in early 2024 alongside a local operating partner and plans to convert the property into for-rent residential apartments. The conversion work is expected to commence in early 2025 and will take approximately two years to complete. The finished property will comprise circa 421 contemporary rental apartments, with 69,000 sq ft of supporting retail and commercial space.

1250 Maryland is an eight story, 536k sq ft office with for-rent residential conversion potential located in Washington D.C., adjacent to Henderson Park’s Salamander D.C. Hotel. Originally constructed in 1992 and known as Portals I, 1250 Maryland was the first building in the expansive mixed-use Portals complex. The building is in a prime location along the Potomac River in the District Wharf, one of the capital’s fastest growing submarkets, within walking distance to the National Mall and other iconic monuments and museums.

ARIZONA BILTMORE

Arizona Biltmore is an iconic 705-key hotel located in the heart of Phoenix. Originally opened in 1929 and known as the “Jewel of the Desert”, the property is set on 39 acres of irreplaceable real estate. Located within a short drive from both Phoenix Sky Harbor International Airport and Scottsdale, the resort boasts impressive amenities including over 200k sq ft of meeting space, seven swimming pools, a variety of food and beverage outlets, state-of-the-art 28k sq ft spa, as well as tennis and pickleball courts.

Henderson Park acquired the asset in the second quarter of 2024. Upon acquisition, Henderson Park converted the existing Waldorf Astoria-branded property to Hilton’s luxury LXR brand.
